Investment Overview
Marcus & Millichap is pleased to present the opportunity to acquire the 100 percent fee simple interest in 26710 Highway 281 Spur, Geary, Oklahoma an 18,314-square-foot office, warehouse, and industrial outdoor storage facility on 10.02 acres in Canadian County. The property sits along Historic U.S. Route 66, roughly two miles north of Interstate 40 and west of the Oklahoma City metropolitan area, placing it within western Oklahoma’s established Anadarko Basin energy corridor.
Built to suit in 2021, the property is leased to Coterra Energy, with approximately nine-years and four-months remaining on the original 15-year term. The lease carries a corporate guarantee from Coterra Energy Corporation a subsidiary of Devon Energy (NYSE: DVN), following the May 2026 merger of Coterra and Devon Energy, which created one of North America’s largest independent energy companies with an enterprise value exceeding $58 billion. Operating under the Devon Energy name, the combined company benefits from significant scale, financial strength, and a diversified oil and natural gas portfolio.
Devon Energy is a leading independent oil and natural gas exploration and production company focused on onshore U.S. operations. Following the merger, the combined company’s 2025 production averaged approximately 548,000 barrels of oil per day, 348,000 barrels of natural gas liquids per day, and 4.3 billion cubic feet of natural gas per day. Headquartered in Houston, Texas, Devon is a Fortune 500 company, an S&P 500 constituent, and holds an S&P BBB+ Stable credit rating.
The facility was custom designed as a regional field office and operations center supporting Devon Energy’s operations across western Oklahoma. It combines a functional office and conference component, with private offices, conference rooms, collaborative workspace, and a high-bay service and maintenance area featuring 20-foot clear height, full climate control, and four full-height electronic overhead doors. The fully fenced, 10.02-acre site offers controlled gate access from Highway 281 Spur and substantial outdoor storage for trailers, containers, field equipment, and fleet vehicles. In operation, the high-bay area serves as a truck and equipment maintenance center for Devon’s fleet, while the office wing functions as a regional hub overseeing drilling, production, and land management activities.
This offering presents investors with a critical corporate facility leased to a leading energy company with strong corporate backing. The combination of long-term lease security, modern build-to-suit construction, significant outdoor storage capacity, and a strategic location within the Anadarko Basin one of Oklahoma’s most active energy producing regions offers investors stable cash flow and long-term value preservation.
