Marcus & Millichap Closes Sale of Newly Developed Retail-Fueling Asset in Houston Submarket

MISSOURI CITY, Texas, Jan. 13, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Goyaco Gas Station, a newly built fueling and retail asset located on a high-traffic, 1.035-acre parcel in Missouri City, Texas. The transaction was exclusively arranged by the Luna Thakor Group of Marcus & Millichap, who represented the seller, a local developer, and procured the buyer. 

“This property presented a rare, turnkey investment opportunity in a rapidly growing submarket of Houston,” said Sai Thakor, senior associate in Marcus & Millichap’s Houston office. “With no fuel contract in place and two additional lease spaces, the buyer has tremendous flexibility to maximize returns while benefiting from strong area demand.” 

The Goyaco Gas Station, located at 750 Buffalo Run, features a 7,250-square-foot building that includes a 5,000-square-foot convenience store and two additional lease spaces totaling 2,250 square feet with drive-thru potential. The property offers 14 fueling positions, with 10 pumps at the primary bay and four high-flow diesel pumps at the rear, serving more than 24,000 vehicles daily.
