Built in 1995, the property sits on 21.53 acres with approximately 14 acres undeveloped. The resort operates on well water and septic sewer, with water, sewer, electric, and trash paid by for the property. In 2025, a 1,250 sq.ft office/clubhouse with full bathroom was built. Amenities include Wi-Fi, restrooms, showers, laundry facilities, clubhouse, vending machines, propane, and two fishing ponds. The property has approximately 1,000 feet of State Road 20 frontage, which carries an average of 6,200 vehicles per day, and about five miles from US Route 231, which sees more than 15,000 vehicles daily. Youngstown falls within the Panama City metro, home to 212,000 households and projected to grow 5.8 percent from 2024 to 2029, with a median household income of $70,300. U.S. Coast Guard Station Panama City operates as a tenant command on the Naval Support Activity property, covering search and rescue and maritime law enforcement across 168 miles of coastline and 50 miles offshore. Tourism supports the local economy as well, with about 12 percent of the population holding tourism-adjacent jobs, ahead of the national average of 10 percent. Pier Park: An open-air shopping, dining, and entertainment complex with more than 120 stores across 1.1 million square feet, anchored by major retailers along with a Grand IMAX theater, laser tag, and the SkyWheel observation wheel standing nearly 200 feet tall. St. Andrews State Park and Shell Island: Nearly 2 miles of beach along with paved bike trails, marked hiking trails, and kayak and canoe rentals, plus ferry access to Shell Island, a 7-mile undeveloped barrier island known for snorkeling, dolphin sightings, and protected dunes. Some of the recent notable developments in the area include: In progress: IAG Aero Group is building a three-facility aviation hub in Bay County under Project Spinner, including a 120,000-square-foot aircraft engine MRO facility and a 40,000-square-foot engine test cell at Northwest Florida Beaches International Airport, along with a parts distribution facility in Lynn Haven. January 2026: Voltari Electric, a Canadian electric boat manufacturer, announced plans to acquire and expand the former Queen Craft Shipyard in Bay County into a U.S. manufacturing and research facility.
