Marcus & Millichap is pleased to present the Starbucks and McDonald's shadow center in Menomonie, Wisconsin. The center is offered at 100 percent occupancy, fully stabilized, with 80 percent of the GLA being leased until at least 2033. Five Below just signed a brand-new 10-year lease, with their store grand opening on October 10. The Seller has invested over $2.5 million in tenant buildouts over the last two years, in addition to another several hundred thousand dollars on other cap ex enhancements. The 130,000 square foot neighborhood center is positioned on over 10 acres in the heart of the city. It shadow anchors McDonald's, Starbucks and Taco Bell, in a dense retail corridor, just off Interstate 94. Walmart sits on the north side of the interstate, which feeds east towards the Menomonie Muni Airport and Walmart Distribution Center. Menomonie is home to the University of Wisconsin-Stout, which is a polytechnic university that consistently achieves high rankings among national and international institutions, ranking #18 in Top Public Schools. UW-Stout is a member of the Wisconsin State University System, which is also made up of University of Wisconsin-Madison, University of Wisconsin-Milwaukee, and University of Wisconsin-Eau Claire.
