Marcus & Millichap Brokers Sale of Grocery-Shadow-Anchored Retail Center in Kingsport, Tennessee

KINGSPORT, Tenn., Nov. 3, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Shoppes at East Stone, a grocery-shadow-anchored retail center in Kingsport, Tennessee.

“This is the third time I have sold this asset since it was originally developed,” said Michael J. Early, managing director investments at Marcus & Millichap. “With each successive sale, we added value for our clients, and the latest sale exceeded a 10 percent increase over the first transaction.”

Michael J. Early represented the seller, a Maryland-based family office, in association with Jody McKibben, Marcus & Millichap’s broker of record in Tennessee.

The Shoppes at East Stone is located at 2637 East Stone Drive. Built in 2011 and 95 percent occupied at the time of sale, the 23,876-square-foot center includes national and regional retailers such as Jersey Mike’s Subs, Stanton Optical, East Coast Wings + Grill, Lendmark Financial Services, Lumber Liquidators and Polish Nail Bar. The property is positioned at a signalized intersection across from Kingsport Pavilion, a Target-anchored power center, and shares a traffic light with Eastman Credit Union and Aldi.
