Marcus & Millichap Arranges Sale of 83-Unit Multifamily Asset in Central Florida
July 30, 2025
ORANGE CITY, Fla., July 30, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Whispering Oaks, an 83-unit multifamily property in Orange City, Florida.
Built in 1986, the property is located at 240 Whispering Oaks Ct. and spans approximately 5.2 acres. Whispering Oaks is centrally positioned between the Orlando and Daytona Beach metro areas, near retail hubs such as West Volusia Towne Center and Saxon Crossing, and a short drive from AdventHealth Fish Memorial Hospital and major employers including Amazon.
The garden-style community features a mix of one- and two-story buildings, including more than 50 townhome-style residences. All units have a private patio or balcony, with amenities including a laundry facility, playground, and on-site leasing office. Recent capital improvements include new roofs, updated siding and exterior paint.
“As Central Florida continues to rank among the nation’s fastest-growing regions, the sale of Whispering Oaks exemplifies the level of investor demand for high-quality and well-maintained multifamily assets in the area,” said Ben Skinner, Senior Director Investments. “Through the marketing process, the property garnered interest from a diverse set of investor profiles, with the ultimate buyer being a well-capitalized fund with a strong appetite to continue growing its multifamily portfolio across the region.”
“We couldn’t be more appreciative of the work the seller put into the property over the years and for bringing it up to where it is today,” said Matt Prozzillo, Senior Director Investments. “In large part, those efforts allowed the market to see the opportunity Whispering Oaks presented. The buyer was most attracted to the ability to continue building on that work by implementing their own strategic renovation plan. Additionally, with many of the units being two-story townhomes, they saw an opportunity to capitalize on the growing demand for this type of housing in Orange City.”
Marcus & Millichap’s Benjamin Skinner, Matthew Prozzillo, Shelton Granade, Luke Wickham, Justin Basquill and Sean Williams, exclusively marketed the property on behalf of the seller and procured the buyer.
