Federal Layoffs Pressure D.C. Retail Market
but Peripheral Strength Offers Relief

Demand outside the District cushions supply uptick. Suburban Maryland is providing stability for the metro in 2025 and may set the tone for recovery ahead. The delivery of South Lake Marketplace and other large shopping centers here is adding substantial inventory to the metro, but most of this space was preleased, limiting near-term vacancy pressure. College Park and surrounding areas posted meaningful vacancy compression year over year in June, as did more remote submarkets such as Calvert and Charles counties, illustrating the ongoing need for retail in areas with lower living costs. Similar dynamics were also evident in select Northern Virginia suburbs, including Manassas and the Dulles Corridor, where steady population growth sustains demand. These trends suggest demand for suburban retail space may hold up despite economic headwinds.
