Broader Supply Risk Weighs on Fundamentals

Submarket performance varies. Vacancy in St. Charles County fell to a record-low 3.3 percent in June, amid continued local population growth and major retailer commitments, including Costco’s 195,000-square-foot lease. Signings also picked up in St. Louis City, particularly along the Midtown-Downtown corridor, where strong apartment absorption and ongoing revitalization may support future retail demand. Meanwhile, vacancy in Black Jack-Overland rose 140 basis points year-over-year, even as new leasing activity remained stable, underscoring a widening performance gap across the metro’s largest retail nodes.
