Experiential retail provides tailwind for multi-tenant properties. In March, multi-tenant vacancy in St. Louis reached the second-lowest rate observed in the sector since at least 2007. Further compression in the segment is likely, despite some high-profile retailer bankruptcies. Experiential retail has increasingly taken up more metro space as two pickleball club expansions come on the heels of a new Top Golf in Midtown. Paddle Up Pickleball Club is expected to open courts at a former Bed Bath & Beyond store in Lake St. Louis this summer. Another pickleball club is also establishing a St. Louis footprint. In St. Charles, Chicken N Pickle broke ground on a 100,000-square-foot pickleball and restaurant entertainment complex. Both venues are slated to open up later this year.
