Improvement Becoming More Widespread,
Though Recovery Has Further to Go
Absorption begins to recoup losses. Tenant demand has strengthened, with about 600,000 square feet of net move-ins over the three quarters ended June, partially offsetting the roughly 1.5 million square feet relinquished over the prior three quarters. Demand also broadened, with 10 of 16 submarkets posting positive net absorption during the recent span, up from just two previously. Washington County and the South Hills saw the strongest rebounds after sizable losses, though vacancy in both stayed above year-ago levels. Elsewhere, improved absorption lowered vacancy across the Allegheny Valley, Parkway West, and Butler County. Still, softer leasing in 2026 points to more modest gains ahead.
