Large, One-of-a-Kind Events Drive New Demand,
Propelling Growth Across Chain Scales
Hotel revenue stands to benefit. After last year’s annual demand growth was the slowest since the pandemic, Philadelphia’s hospitality sector is positioned to reaccelerate in 2026, supported by a dense calendar of major events. Hotel demand growth is forecast to trail only New York and Miami, as the city serves as a primary host for America250 celebrations throughout the year. Demand should peak around the Fourth of July, which coincides with the FIFA World Cup and is followed shortly by the MLB All-Star Game. Together, these events should tighten hotel occupancy during the summer months, supporting strong revenue performance. As a result, RevPAR is projected to rise 5 percent this year, compared to a U.S. average decline of 0.1 percent. Both limited-service and full-service hotels are expected to post more than 6 percent RevPAR growth, reflecting broad-based demand from visitors across the budget spectrum.
