A Return to Above-Average Employment Gains on the Horizon for Nashville; Price Discovery Extended as Pace of Rebound Uncertain in the Near Term

Nashville well-positioned for post-health crisis world. Prior to the pandemic, the metro was already attracting companies searching for lower-cost alternatives to coastal states or to tap into the local talent pool. Amazon, for example, recently hired the 1,000th employee of the 5,000 the firm announced in 2018. Other companies that relocated from the coasts to Nashville include Mitsubishi and ICEE, which opened in the market last year. Uneven shutdowns and bottom lines impacted by the recession are encouraging more companies to explore their options, while dispersed working is giving tech employees greater flexibility when considering their choices. The business-friendly environment and inexpensive housing market will continue to draw people to the metro, generating household growth well above the national rate.
