Vacancy Compression Stands Out Nationally
as Small-Shop Availability Hits Record Low
Backfilling deepens amid limited new supply. The market’s retail vacancy fell 60 basis points year-over-year to 5.6 percent in June, tying for the fifth-largest decline among major metros. Roughly 800,000 square feet of net absorption over the past year nearly reversed the 1 million square feet of net move-outs from the preceding 12 months, suggesting tenants continue to actively backfill recently vacated space across this supply-constrained region. Declining vacancy was most pronounced in New Haven County, though Fairfield County remained tighter overall. The rebound was especially strong among single-tenant properties, where vacancy fell by a nation-leading 100 basis points to 4.7 percent.
