A More Encouraging Leasing Trend Emerges,
With Downtown Deliveries Still Ahead

Early gains brighten demand picture. New Haven’s apartment leasing outlook remains constructive, but less expansive than in recent years. Healthcare hiring has softened as Yale New Haven Health faced Medicaid reimbursement pressure and cost inflation, prompting staffing reductions. Yet, additional cuts are not planned for 2026, and the Adams Neurosciences Center could provide a modest lift as it nears completion. Population growth may also stay muted as international migration slows, though fewer arrivals could ease entry-level rental competition and help some households stay local. Improved net absorption in early 2026 suggests demand is finding firmer footing, following a soft 2025.
