Amid Trade Uncertainty as Deal Flow Strengthens
Factory net absorption rises. In the year ended June 2026, vacancy fell 90 basis points, marking the first notable improvement since 2022. Manufacturing led the gains, as statewide output rose and regional machinery demand strengthened, coinciding with a decade-high in metrowide manufacturing leasing. The backdrop is particularly relevant given manufacturing’s sizable share of Milwaukee employment. Segment occupancy growth spanned all size cohorts, with legacy infill facilities across central Milwaukee County posting the strongest absorption, highlighted by Global Power Components’ expansion in West Allis. However, trade-policy uncertainty and mounting friction with Canada, Wisconsin’s largest trading partner, may restrain further expansion.
