Steady Suburban Retail Demand Supports Rising Investor Activity
Fundamentals healthiest in southern and eastern suburbs. Despite softening space demand last year, the first half of 2026 was the strongest six-month period for net absorption since late 2021, keeping vacancy rates tight in Louisville. Among submarkets with more than 1 million square feet of retail inventory, demand growth was strongest in South Central Louisville. The eastern portion of the metro along the Interstate 64 Corridor, including Shelby County, recorded some of the lowest vacancy rates, which remained in the low-2-percent range as of June. Notable lease signings included apparel retailers at The Outlet Shoppes of the Bluegrass and several fast-food restaurants.
