Metro’s supply pressure is easing. Located at the intersection of Interstates 65, 69, 70, and 74, Indianapolis remains a key Midwest distribution and manufacturing hub. Of late, tenant demand has increasingly concentrated along these major transportation routes, particularly around I-65 and I-70. After eight years of rapid construction that pushed overall vacancy to nearly 10 percent in 2024, more than 14 million square feet of net absorption over the past year has steadily reduced available space, lowering vacancy to 6.2 percent in June.
