Stable Tourism and Urban Renewal Battle
Subdued Occupancy, Painting a Varied 2026 Outlook

Select nodes show strength. Zionsville-Carmel-McCordsville is projected to be the only Indianapolis submarket with rising occupancy in 2026. The north side may continue to benefit from Hamilton County’s tourism momentum, anchored by sports-driven visitation such as the LIV Golf Individual Championship returning to Westfield in August 2026 and steady business travel tied to Carmel’s professional services base. Elsewhere, the CBD is forecast to hold occupancy near 65 percent — the highest in the metro — despite a modest year-over-year dip. Downtown demand should be supported by baseline tourism, including the Indianapolis 500. As of February 2026, ticket sales were about 10 percent ahead of last year, following a 2025 record with about 350,000 attendees. Additionally, the convention center expansion and connected Signia hotel should improve Indianapolis’ competitiveness for large conventions, potentially supporting weekday occupancy and rate growth over time.
