Robust In-Migration Drives Market,
Despite Still-High Delivery Levels Affecting Southern Suburbs
Demographic tailwinds support retail demand. Houston remains one of the nation’s top relocation destinations, as one of only two major markets to add more than 100,000 residents through net in-migration in each of the past three years. Paired with steady job growth, highlighted by Chevron’s headquarters relocation and major manufacturing investments from Apple and Nvidia, the metro’s retail outlook stays favorable. While the market saw net relinquishment in the second quarter — just the second occurrence since at least 2007 — demand is set to improve over the remainder of the year. As a result, Houston is projected to rank fourth among major U.S. markets for total net absorption in 2025.
