Multiple Industries Drive Demand for Existing Space as Construction Cools
Limited development redirects demand. With only one notable office project scheduled for delivery in 2026, tenants continue to lease primarily in Broward County’s established office corridors. This has helped support occupancy in several suburban submarkets, including Cypress Creek and Hollywood. Employers in these locales can access a broad labor pool at rents, on average, 50 to 70 percent below those in downtown Fort Lauderdale. Areas surrounding Interstate 95 and Interstate 595 in central and southern Broward County remain especially competitive for office tenants seeking quality space.
