Single-Tenant Trades Accelerate Transaction
Velocity Despite Recent Demand Softening
Small-format relinquishment nudges vacancy higher. The pullback from 2025 carried over as retail fundamentals softened in the first half of 2026, with net relinquishment of 162,000 square feet lifting the vacancy rate to 5 percent. The rate stood roughly 50 basis points above the metro’s prior-decade average and reflected the only net space give-back among major Mountain West metros in the period. The withdrawal was concentrated in single-tenant properties and, especially in the first quarter, in spaces under 50,000 square feet. Even so, properties leased in an average of 14 months over the past year, roughly in line with other major Mountain West markets.
