Production Expansion Anchors Demand
While Development Remains Relatively Low

The metroplex receives its share of semiconductor manufacturing. Nvidia recently announced a new facility in Fort Worth, already home to Texas Instruments, while FormFactor acquired a facility in Farmers Branch. With this momentum, manufacturing facilities in the greater Fort Worth area had a vacancy rate below 3 percent as of June. Meanwhile, the Texas-Mexico border remains North America’s primary economic gateway: Port Laredo is the nation’s busiest crossing, handling $354 billion in cross-border trade, with a $1.2 billion infrastructure expansion planned. Trade in computer-related machinery and parts — the downstream output of the chip supply chain — grew 31.2 percent year-over-year in 2025, making it the highest-valued commodity crossing the border, a flow that runs up Interstate 35 to the metroplex.
