First-Half Absorption Softens Meaningfully
While Construction Begins to Taper

Necessity-based anchors scale. While nearly half of this year’s deliveries will be buildings of 10,000 square feet or less, large necessity-based retailers — such as H-E-B, Costco, and Target — continue to expand their footprints in the metroplex. H-E-B’s ardent following helped this chain lead the industry in monthly visits nationwide, up 8.5 percent year-over-year in January, carrying over into the spring with 5.2 percent in March. Other chains, such as Target and Costco, also recorded notable traffic growth. At least four H-E-Bs and three Targets are slated for completion by year-end. These anchors will continue to draw steady foot traffic that spills over to noncompeting neighboring tenants.
