In-Migration and Job Growth Support
Apartment Demand As Supply Tapers

Demographic tailwinds underpin apartment absorption. The metro remains one of the nation’s leaders in demographic expansion, ranking first in absolute population growth as of March 2026, with more than 100,000 new residents and roughly 47,000 new households year-over-year. Net in-migration is the driver, with an inflow of more than 70,000 residents in 2025 accounting for about 70 percent of population growth. This momentum is being reinforced by corporate expansion and relocation. As a result, median household income rose by approximately $4,300 year-over-year, a third more than the U.S. mark, reflecting both wage growth and an influx of higher-earning households.
