Elevated Supply Continues as Developers Anticipate Long-Term Hospitality Tailwinds
Development hinders occupancy despite record demand. While occupancy in Dallas-Fort Worth lags behind many other major U.S. metros, the Metroplex is poised to see the fourth-most bookings in the country in 2025. Rapid construction, sustained by strong post-pandemic demand growth, remains a key driver of recent softening. More than 28 percent of the area’s hotel rooms were delivered in the last decade, and Dallas-Fort Worth enters 2025 with the nation’s second-largest construction pipeline. Even so, room demand will reach record highs this year, helping drive booking-related revenues nearly 32 percent above the 2019 figure. Construction is underway on Universal Kids Resort in Frisco, opening in 2026. DFW Airport also broke ground on its nearly $9 billion DFW Forward initiative last year, which promises a new Terminal F in 2027 and a revamped Terminal C by 2030, among other improvements. Alongside the Kay Bailey Hutchinson Convention Center expansion, set to conclude in 2029, these developments aim to reinforce Dallas-Fort Worth’s long-term position as a leading destination for business, events and leisure.
