Office Recovery Spreads to More Submarkets as New Supply Pressure Eases

The metro’s larger office corridors are gaining traction. Boston’s office market posted its first annual vacancy decline since 2022 earlier this year, as demand finally outpaced new supply. This improvement was driven largely by Suffolk County, where vacancy fell from 21.6 percent in June 2025 to 20.4 percent a year later, as more than 1.3 million square feet of positive first-half net absorption offset recent deliveries. Vacancy also declined in eight other submarkets, while areas like Worcester continue to report low vacancy. The local rate of 12.5 percent, well below the metrowide rate, highlights office demand in the periphery.
