Supply Overhang Still Impacting Vacancy,
Though Demand Improves Selectively

Flight-to-quality shaping leasing. Properties built since 2020 and larger than 500,000 square feet captured outsized net absorption in the year ended June, as smaller and older properties continued to shed occupancy. Leasing activity cooled marginally overall, yet warehouse signings climbed to their highest level since 2022, supported by major commitments from Amazon and Google. Third-party logistics providers also remained active, with CIRRO and GXO securing well-located large-bay facilities near the airport and in the Fulton Industrial District, even as distribution signings fell roughly 15 percent year-over-year. Manufacturing leasing fell to a decade low, though limited tenant churn may help keep segment vacancy below 4 percent in the near term.
