Atlanta Hospitality Market Report

Midyear 2023

Returning Air Travel Bolsters Demand for Rooms,
But Development Prolongs Occupancy Recovery

Increasing airport activity aids nearby hospitality operations. A continued travel recovery has benefited the Hartsfield-Jackson Atlanta International Airport, which retains its status as the world’s most active air travel hub. This May, more than 9.3 million passengers passed through this node, marking an 11 percent year-over-year increase and the highest monthly traveler count since the beginning of COVID-19 lockdowns. Increased transit has had a demonstrable impact on hotels in the area. Trailing 12-month occupancy in the Airport submarket has remained above 70 percent during the first six months of 2023, the first such span noted here since early 2020. This supported a RevPAR recovery during this period, with the local metric observed ending June at 4.9 percent above its immediate pre-health crisis equivalent.
