Atlanta Hospitality Market Report

Midyear 2022

Corporate Expansions Position Atlanta for Business Travel Recovery;
Inventory Continues Rapid Growth

Ongoing supply wave tests recuperating hospitality market. Supported by the proliferation of vaccines last spring, leisure travel to Atlanta exceeded pre-pandemic levels by the end of 2021, evidenced by an average weekend occupancy throughout the year of 73 percent nearly matching the 2019 rate of 74 percent. Robust development activity, however, may complicate the path to a full recovery in the hospitality sector. Ongoing construction as of this May will enlarge metro inventory by more than 5.2 percent, constituting the nation’s third-largest pipeline. While capacity management initiatives will help foster a recovery in the average daily rate before the end of this year, the current path of occupancy rates indicates a return to pre-health crisis norms in this metric will occur further in the future.
