Employment Opportunities and In-Migration
Underpin Historic Demand for Apartments

Multiple factors sustain relocation momentum. Atlanta’s strategic position for trade and travel, along with its sustained growth in education, health services and the public sector, should bolster this year’s employment outlook, barring major economic disruption. These industries added more than 7,000 jobs on net in the first quarter of 2025 alone, helping to hold the metro’s unemployment at a below-national 3.5 percent. Atlanta also boasts the third-lowest average effective rent among primary U.S. markets. These factors are expected to help position Atlanta in the country’s top five destinations for net in-migration through 2025, accounting for roughly 80 percent of this year’s projected population growth in the metro.
