Marcus & Millichap is pleased to present the Animal Medical Center Portfolio, located in Hernando and Coldwater, Mississippi. The two, single-tenant animal hospitals are 100 percent leased to Alliance Animal Health. Alliance Animal Health has practiced at both locations since 2020, and has 6.9 years remaining on the lease, with four, five year renewal options. Since covid-19, studies show over 23 million American households got pets. Veterinary practices were deemed essential through the pandemic and continue to grow as safe and secure investments. “AAH” was founded in 2017, and currently have over 170 veterinary locations nationally. AAH is majority owned by private equity group L Catterton, who has 33 years of investing experience and over $30 billion assets under management. Five practicing veterinarians provide services including: dental care, in-house diagnostics, micro-chipping, parasite prevention, senior pet care, surgery, urgent care, vaccinations, wellness care and more.
