Investment Overview

Overland Trails Mobile Home Park is a 25-site community located in Laporte,
Colorado, in Larimer County. The community sits on approximately 2.7 acres
and was built in the 1970s. The space mix is comprised of 15 park-owned
mobile homes, four apartment units, three single family homes, two duplex
units, and one mobile home lot rent. The property operates on city water and
sewer, with water and trash paid by the property and electric and gas paid by
residents.
Fort Collins, the county seat of Larimer County, is the 4th most populated
city in Colorado with a 2026 population of approximately 171,000. The
Fort Collins metro area reached 363,000 residents in 2025, growing 1.11%
from the prior year. Colorado State University anchors the local economy,
employing more than 8,500 full-time faculty and staff with combined annual
earnings exceeding $600 million and enrolling approximately 34,000
students in 2024. Livability ranked Fort Collins #4 among the top 100
small to mid-sized U.S. cities in 2025, recognizing the city for its economy,
housing, cost of living, amenities, transportation, environment, safety,
education, and health.
Some recent notable developments in the area include:
July 2025: The USDA selected Fort Collins as one of five national regional
hubs as part of a major reorganization that will relocate up to 2,600
Washington, D.C.-based employees to the city. Fort Collins was chosen for its
existing USDA and Forest Service presence and its proximity to agricultural
communities. A Common Sense Institute study projects the move could
increase regional economic output by $270 million to $1.4 billion and
grow area GDP by $164 million to $854 million, depending on how many
employees ultimately relocate.
January 2024 / Spring 2026: Colorado State University broke ground in
January 2024 on a $230 million Veterinary Hospital and Education Complex
on its South Campus in Fort Collins, with completion expected in spring
2026. The 213,000-square-foot addition houses a new primary care clinic
offering emergency, dental, ophthalmology, and pharmacy services, along
with modern active learning classrooms. A separate $13 million livestock
hospital is also under construction. The project expands the DVM class size
by 30 students per year to address a national veterinarian shortage.
2022 / Second half of 2026: Amazon’s 3.5-million-square-foot robotics
fulfillment center at 6425 Byrd Drive in Loveland, just south of Fort Collins
in Larimer County, is nearing its opening. The facility sits on 152 acres near
I-25 and will initially employ approximately 1,000 workers, with potential
to grow to 3,000. It will operate 24/7 processing consumer goods using
robotics alongside human workers.
February 2026: IKEA announced plans to open a 64,000-square-foot store
in Fort Collins at Front Range Village Shopping Center, 4250 Corbett Drive.
The smaller-format store will carry 3,200 items for immediate takeaway
and will also feature IKEA’s food offerings. It will be IKEA’s third Colorado
location and one of 10 new U.S. stores opening in 2026.
August 2025 / 2026–2027: Larimer County, in partnership with the Central
Federal Lands Highway Division, is executing a $15 million multi-phase
improvement project at Horsetooth Reservoir and Carter Lake — the two
most visited reservoirs in Larimer County and among the top 10 in Colorado,
together drawing more than 1.5 million visitors annually. The project
includes access road repaving, parking lot improvements, campground
road upgrades, and enhanced turn lanes. Funding totals $11 million from
the Colorado Federal Lands Access Program, $1 million from the Bureau of
Reclamation, and $3 million from Larimer County. Construction at Carter
Lake is expected to complete in 2026 and Horsetooth Reservoir in 2027.
