The property operates on city water and sewer with all utilities paid for by the ownership. Amenities include Wi-Fi, laundry facilities, restrooms, and showers. The property is located less than one mile from Texas State Highway 73 which sees over 35,000 vehicles daily. Located 22 miles from Beaumont, Bridge City, Texas, is a quiet, family-friendly town, known as the gateway to the Rainbow Bridge and Veterans Memorial Bridge. A couple of their most popular destinations include Cow Bayou and the Lower Neches Wildlife Management Area. Cow Bayou is a waterway that runs through Bridge City and nearby communities and is ideal for boating, kayaking, or canoeing. The Lower Neches Wildlife Management Area (WMA), located about 10-mile drive southwest of Bridge City in Orange County, spans around 8,000 acres of marsh and wetlands and is home to wildlife ranging from herons and spoonbills to otters and alligators. A few recent developments in the area include: July 2025: Orange City Council has approved an incentives package for the construction of a 43-acre shopping center. The project, codenamed Project Capstone, is expected to cost more than $50 million, according to documents from Cadance given to the city. The center is planned to feature multiple different retail stores and restaurants occupying over 275,000 square feet. The project is still in preliminary phases and has not announced any of the potential tenants that would be at the location. The project is projected to break ground in late 2026, with a later date for a grand opening. January 2026: Golden Triangle Polymers will be a world-scale integrated polymers facility in Orange, Texas, expected to create more than 500 full-time jobs and approximately 4,500 construction jobs. The project will generate an estimated $50 billion for the community in residual economic impacts over 20 years. The total cost for the project is expected to be $8.5 billion with startup planned in 2026. January 2025: USG Paper, LLC plans to invest $715 million to expand its paper manufacturing operations to Orange creating from 120 to 150 new jobs at the former International Paper facility which had closed the previous fall.
