Red River Ranch RV Resort is a 241-site property located in Thackerville, Oklahoma. The site mix is comprised of 210 RV lot rents, 25 park-owned units, and six cabins. The park was built in 2015 on 34.04 acres with approximately 11 acres undeveloped. The property operates on city water and septic sewer with all utilities paid for by the ownership except for electric which is billed back to the residents. Amenities include laundry facilities, showers, restrooms, dog park, and swimming pool. Thackerville is located in Love County, just an hour and a half north of Dallas and two hours south of Oklahoma City. Although it’s a small community, Thackerville is home to the largest casino resort in the world - WinStar World Casino & Resort. It features a massive gaming floor with over 10,500 electronic games and 100 table games, a poker room, off-track betting, and bingo. The resort also includes a 1,399-room hotel, multiple restaurants and bars, a luxury spa, swimming pools, and a large entertainment venue for concerts and events. WinStar Golf Club has two championship 18-hole courses designed by D.A. Weibring and Steve Wolfard Golf Design. The state-of-the-art courses offer the option of playing 4,900 to 7,000 yards. Some other major attractions in the area include: - Love Valley Wildlife Management Area: Located on 7,746 sprawling acres and approximately seven miles from the subject property, the Love Valley Wildlife Management Area offers game species including quail, deer, turkey, rabbit, doves, waterfowl and squirrels. In addition, fishing opportunities exist at Lake Texoma, which borders the northernmost section of the WMA. - Lake Murray State Park: Oklahoma’s first and largest state park consisting of 12,500 acres of forested, rolling hills around beautiful Lake Murray. In 2001, Lake Murray State Park became the first Oklahoma state park listed on the National Register of Historic Places. Some of the major developments in the area include: - March 2025: Border Casino completes 25,000 square foot expansion, increasing its gaming and amenity space. - September 2025: Dollar Tree celebrates breaking ground on a one million sq. ft. facility in Marietta. It is anticipated to be fully operational by spring 2027 and is expected to create 400 jobs.
