Dolores Colorado Portfolio consists of two properties located in Dolores, Colorado. These properties are Circle C RV Park & Campground and Outpost Motel, Cabins & RV Park on the River – they are located six minutes from each other. The spaces are comprised of 37 RV lot rents, 13 motel rooms, six cabins, two single family homes, and one apartment. Both properties operate on city water and city sewer except for the Circle C location which operates on septic sewer. Electric is billed-back to the long-term RV tenants while water, sewer, trash, and gas are paid for by the ownership. Dolores sits on the San Juan Skyway, one of Colorado’s most scenic drives. It offers excellent water sports opportunities since it’s located along the Dolores River and just minutes from McPhee Reservoir, the state’s second largest body of water. Both properties are located less than two miles from the reservoir. The Dolores River is one of the most coveted rafting trips in the United States and is best enjoyed from the community deck at the Outpost location. Outside Magazine recognized Dolores as an “adventure base camp for the whole family,” and it’s easy to see why. The town is adjacent to the San Juan National Forest, providing numerous options for mountain biking, hiking, stand-up paddleboarding, and fishing. In winter, you can enjoy snowshoeing and cross-country skiing. Stroll through town from Riverside Park to Rowell Park to fish in the Gold Medal waters or take your bike to Boggy Draw, a nearby mountain-biking and hiking trail network.
