The parks are located about a mile off of Highway 90. The Hondo Texas Portfolio is being offered at an 8.06 percent capitalization rate with an estimated net operating income of $362,600. The Portfolio includes a total of 95 RV lots, two single-family home rentals, five tiny home rentals, two apartment rentals, and one vacation short-term rental. Laundry facilities are included on all three sites. Currently the majority of the park are long-term residents that have been there for 6+ months. The parks historically operate at 62 percent occupancy, but vacancies are primarily limited to short-term rentals. To rent an RV space, Quiet Texas charges $500-600 per month, Red Oak RV Park charges $325 per month, and Westbound RV Park charges $400 per month. Red Oak RV Park and Westbound RV Park have city water and city sewer while Quiet Texas RV Park has city water with seven septic tanks that have the capacity for additional spaces to be added. Trash, Wi-Fi and water are all included in the rent. Electricity is billed back for all three communities. Please do not visit the park without prior approval.
