The offering consists of two properties; the primary property is an 8-bay, 5,090 SF automotive repair building on .72 acres. The runoff location (.44 miles away) is a 2,400 SF industrial building on .30 acres, for a total of 7,490 square feet and 1.02 acres. The primary site is surrounded by national retailers including Walmart, Lowe's, Publix, among many others. The secondary location sits within close proximity to the primary location and contributes to the success (and volume) of the overall operation on an as-needed basis for excess vehicle and part storage. Tuffy has occupied this location since 2008 and it has consistently ranked among the top performing stores in the nationwide Tuffy system. In 2023, strong traditional store sales prompted the current Franchisee to enter into a new 20-year lease, established upon a healthy rent to sales ratio (currently less than 10%). Additionally, the absolute net lease calls for three (3) five-year options, with 12% increases every five years throughout the base and options. The success of the primary site allowed Tuffy to exceed business operations and lease a "runoff" site to accommodate increased production. The runoff site lease commenced in 2024 under the same terms as the primary lease.
