Marcus and Millichap has been engaged to identify a hotel developer for the Vulcan mixed-use and entertainment project, a 30-acre planned development located at 1151 College Street in Clarksville TN. It will also feature multifamily, retail and a Sports and Entertainment Complex which will be home to a minor league baseball team. The project will be only blocks from Austin Peay University and downtown Clarksville. The site was the former home of Vulcan Rubber, constructed in the 1940s. In 2020, a local businessman bought the property and demolished the structures. In August 2023, the Clarksville City Council approved an application submitted by VP Riverside to rezone approximately 30 acres from General Industrial to Mixed Use Planned Unit Development (MXU-PUD). Other Project Components Retail District (5 acres) Marcus & Millichap has been engaged to offer the retail component of this project. Under the approved planned development, approximately 56,000 square feet of retail is anticipated. The approved uses include retail shops, art gallery, restaurants, brewery, office, financial institutions, and pharmacy. There is a maximum building height of four stories. Multi-family District (13 acres) 330 units are approved under the planned development. The developer is currently seeking a multi-family developer. Sports and Entertainment District The project will be anchored by a sports and entertainment complex, which will be home to an American Association of baseball independent moderately baseball team. The stadium will be a 2,500 fixed seat facility with a maximum capacity of 4,000. Infrastructure College Street averages 19,600 vehicles per day. The site is served by all utilities. The property is located in an Opportunity Zone. Clarksville, Tennessee Clarksville is home to over 175,000 residents, which makes it the fourth largest city in the state. It is located approximately 40 miles from Nashville. Fort Campbell army posts straddles the border of Kentucky and Tennessee. It was established in 1942 as a wartime armor training and mobilization camp during World War Two and became a permanent installation in 1950. Fort Campbell has been the home to the 101st airborne division, the only air assault division in the world, since 1956. There are almost 30,000 active duty soldiers stationed at Fort Campbell.
