Victoria Coleto Lake RV Resort is a 132-site property located in Victoria, Texas. The property sits on 60.68 acres and is comprised of 126 RV lot rents, 5 park model cabins, and 1 park-owned mobile home. Approximately 25 of those acres are available for expansion. The community is master metered for electric with submeters installed to bill back monthly, seasonal, and annual tenants. Electricity is included for nightly and weekly guests. Water, sewer, and trash are paid for by the park. The property operates on city water and an aerobic septic system with a lift station and four aerobic tanks with a chlorinated discharge tank that disperses to a 25 head sprinkler system. There is a fully equipped propane station that sells propane to the residents and public. The property owns the washers and dryers located in the laundry facilities onsite. Resort amenities include a clubhouse with a kitchen, swimming pool, restrooms, showers, a dog park, horseshoes, playground, and a private hiking/biking nature trail to the Resort’s private fishing pond. The property is located approximately 0.5 miles from U.S. Route 59, a major United States highway. The highway is a border-to-border route, part of the NAFTA Corridor Highway System and sees over 8,700 vehicles daily outside the park. The city of Victoria and surrounding area has experienced major development with projects including: • May 2023 - X-Energy and Dow announced Seadrift as the site of a $2 billion Small Modular Nuclear Reactor (SMRs) in partnership with the US Department of Energy. The project will create 110 new high paying jobs. • August 2023 - Centerline Technologies announced the $1 million corporate relocation of their offices from the DFW Metroplex to Victoria. The project will create 45 local jobs. • August 2023 - Lynas Rare Earths announced the purchase of property in Seadrift for a Heavy and Light Rare Earth Element Processing Facility that will be the first of its kind outside of China. The project is a partnership with the US Department of Defense to secure a critical supply chain integral to the US economy. The $550 million project will create 300 new high paying jobs. • In the past 12 months, First Ammonia and Acme Group have secured acreage and are developing large scale green ammonia/hydrogen projects that will represent capital investments of over $4 billion and create over 200 new high paying jobs.
