Marcus & Millichap is excited to present Bayou Wilderness RV Campground, a 121-space RV park in Carencro, Louisiana, just 15 minutes from downtown Lafayette, Louisiana. The campground is being offered at an 9.05 percent capitalization rate with an estimated net operating income of $316,591. The property spans 33 acres and features 121 pull-through RV spots, a general store, pool, event venue, house, laundry room, and bathhouse. Seller financing is available. The campground is serene and secluded, yet conveniently located 15 minutes from downtown Lafayette. Just eight minutes away is Amazon LFT1, Louisiana's largest Amazon fulfillment center, employing over 1,000 full-time workers. In March 2024, construction began only 1.2 miles from the campground on a nine million dollar extension of Louisiana Avenue, connecting it to East Gloria Switch Road. The project is anticipated to take two years. The general store is conveniently located at the entrance of the campground and caters to its residents and everyone else who lives in the area. The store is open seven days a week from 9am to 6pm to sell beer, liquor, tobacco, propane, groceries, ice, and much more. Last year, the store alone generated $185,351 in revenue. The RV spaces are historically about 60 percent occupied but regularly fill up for special events (see website for event schedule). There are 21 50-amp lots, nine 30-amp lots, and 92 30/50-amp lots with monthly rates of $600, weekly rates of $283, and daily rates of $50. All 121 spaces are pull-throughs. Approximately 40 of the tenants have been there for at least six months. The 5,500-square-foot, five-bedroom/six-bathroom house is known as “The Lodge.” Each individual room at The Lodge is available for rent through AirBNB for $75 a night or $500 for the whole house. The pool house is also available for rent for daily events or overnight stays. The event venue is known as the “Cypress Room” and is equipped with a full kitchen, bathrooms, changing rooms, and a covered patio. The Cypress Room is used for gatherings of up to 300 people and regularly hosts reunions, parties, weddings, and other miscellaneous events. Water is provided by two on-site wells. Sewer service runs through oxidation ponds. Fiber optic internet is also included in rent and provides high-speed service even during peak usage hours. The campground currently employs a manager, store clerk, three yard maintenance people, and has two residents who help with day-to-day operations in exchange for free rent.
