Marcus & Millichap is please to present a two-park portfolio in Loveland, Colorado. The offering includes the Riverview RV Park and the Fireside RV Park and Cabins. These parks, just a two-minute drive apart, are in the Foothills of the mountains giving a new owner a rare opportunity to own 207 sites in an area known as the “Gateway to the Rockies.” A little over an hour north of Denver, these parks are an ideal base camp for all northern Colorado adventures. Rocky Mountain National Park, the number one vacation destination in Colorado, which sees about 4 million visitors annually, is 30 miles west of Loveland. With both parks open year-round, they offer campers the opportunity to stay on a nightly, weekly, or monthly basis. The Riverview RV Park is a 162 site RV park positioned right along the Big Thompson River. The park offers 45 sites with a beautiful river view. Of these 45 sites, 35 are full hook-up back-in with the remaining 10 offering water/electric. Another 29 sites are full hook-up, back-in sites located near the camp store. These wooded sites include a picnic table and fire ring. The next 28 sites are full hook-up pull-through sites that also include fire rings and picnic tables and are large enough to accommodate big rigs. Another group of 29 sites are back-in full hook-up that are currently operated for extended stay guests. Lastly, there’s a group of 14 back-in sites offering full hook-up services and five pull-through big rig friendly full hook-up sites providing fire rings and picnic tables. Through these many RV site types; the park can accommodate virtually every type of camper. Beyond RV sites, the park offers a Rustic Cabin, Tiny Home and Deluxe Cabin for camper enjoyment. The Rustic Cabin is equipped with electric, water, a toilet and a sink and can sleep up to six guests. This cabin has two sets of bunk beds, and two full beds in a loft. Newly added to the park, the Tiny Home is a great addition and currently rents on Airbnb. Sleeping up to six, this home has everything from a full kitchen and bathroom to a lounging area, TV and heating and A/C. The Deluxe Cabin is a new accommodation providing two bedrooms, a kitchen, bathroom, heating and A/C, TV, parking area and fire pit and grill. The park also gives campers the opportunity to sleep under the stars in one of their nine tent sites complete with fire ring and picnic table. While Riverview has nightly and weekly campers, Fireside RV Park and Cabins currently operates with on a monthly rental basis. Recently switching over to this model, the park is one hundred percent occupied for the month of April. All 35 sites are renting at $650 monthly. There are eight cabins (one cabin is currently undergoing renovations) and two apartments all rented from $950 to $1,260. These parks are ideally located along US Highway 34, just 20 minutes west of major thoroughfare Interstate-25, 35 minutes east of Estes Park and Rocky Mountain National Park and an hour north of Denver. Just a short distance from all Colorado has to offer makes these parks the ultimate destination for RVers. While there is excellent fishing, hiking, biking and wildlife watching within a short distance from the parks, the parks themselves offer amenities to their guests as well. On-site fishing (permit required), weekend events and live music are a few things provided for guest enjoyment. On top of that, the parks offer wifi, laundry and clean showers.
