Marcus & Millichap Lists Waikiki Gateway Development Site in Honolulu

October 29, 2026

HONOLULU, Oct. 29, 2026 — Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the exclusive listing of a 0.52-acre (22,516-square-foot) transit-oriented redevelopment site at 1830 Kapiolani Blvd.

“The location is what makes this opportunity particularly compelling, said Trent Thoms, managing director investments. "With its position in Honolulu's urban core and the development potential available through transit-oriented zoning, the site offers an opportunity to shape one of the city's most prominent intersections.”

Thoms and Alexander Kidani, investment specialists in Marcus & Millichap's Honolulu office, in association with Adam Attia, Marcus & Millichap's Hawaii broker of record, are exclusively marketing the property on behalf of the seller.

The property is across from the Hawaii Convention Center and near Ala Moana Center. The site is within the Ala Moana Convention Center Transit-Oriented Development District, where applicable development incentives may allow building heights of up to 400 feet and a floor area ratio of up to 10.0, compared with a 350 foot height limit and 3.5 floor area ratio under the non-TOD standards.
