Marcus & Millichap Closes $3.65M Sale of Industrial Property in Charleston
October 21, 2026
CHARLESTON, S.C., Oct. 21, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of 339 Fleming Road, an industrial property in Charleston, South Carolina. The asset sold for $3.65 million.
“It’s a unique asset, generating income from both the flex buildings and outdoor storage. We received strong interest from the outset and ultimately closed with an out-of-state buyer who had been looking to invest in this area for quite some time,” said Harrison Creason, managing director in Marcus & Millichap’s Charleston office. “Small-bay flex-industrial and industrial outdoor storage are seeing strong investor demand as fundamentals continue to perform well in the Charleston MSA. For this asset specifically, the infill location drove the activity. It is difficult to find flex product and light-industrial-zoned property on James Island.”
Creason, Andrew Margulies, Tyler Brown and Cece Weiler of Marcus & Millichap exclusively marketed the property on behalf of the seller, Maull Holdings LLC, a local private ownership group, and procured an all-cash, out-of-state buyer.
The light-industrial zoned property sits on 1.72 acres and includes three buildings, seven tenant suites and approximately 45 parking spaces for boat and RV storage. The property is fully occupied by a mix of flex industrial tenants including local artisan manufacturers, service providers, and specialty retailers and distributors. The property features secure gated access and all buildings are fully conditioned with roll-up doors.
The site is on James Island, within the Charleston city limits, five miles from downtown. It is surrounded by other industrial properties close to Maybank Highway and Folly Road.
