Marcus & Millichap Arranges Sale of 44,068-Square-Foot Shopping Center in Temple, Texas

TEMPLE, Texas, Oct. 2, 2026 — Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Legends Plaza, a 44,068-square-foot shopping center along Loop 363.
“The Central Texas multi-tenant retail market remains stable and well-positioned, supported by population growth, limited new construction and consistent demand for neighborhood-serving retail,” said Scott Jones, associate director investments. “Investor demand remains strongest for well-located, necessity-based centers with stable occupancy and quality tenancy, while limited new supply should continue to support rents and property values.”
Jones, Gus Lagos and Alex Wolansky, investment specialists in Marcus & Millichap's Houston office, exclusively marketed the property on behalf of the seller. Both the buyer and the seller are private investors.
Legends Plaza is located at 2327 S. 57th St. Built in 1974, the 44,068-square-foot property sits on 3.05 acres and was formerly a grocery store before being redeveloped as a multi-tenant shopping center. The buyer plans to continue operating and managing the property as a multi-tenant retail center.
