Marcus & Millichap Brokers $2.8M Sale of Starbucks Property in Hartselle, Alabama
October 12, 2026
HARTSELLE, Ala., Oct. 12, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a net-leased Starbucks property in Hartselle, Alabama, for $2,794,117.
“The seller, who originally developed the Starbucks, accepted our buyer’s initial offer, demonstrating the limited buyer pool for newly constructed Starbucks properties,” said Madison Harman, managing director investments. “Rising construction costs, higher interest rates and growing competition from rapidly expanding coffee concepts have challenged developers of single-tenant, net-leased Starbucks properties. We expect these market dynamics to create opportunities for investors to acquire Starbucks assets at higher capitalization rates in the future.”
Harman and Damien Yoder, investment specialists in Marcus & Millichap’s Indianapolis office, in association with Eddie Greenhalgh, Marcus & Millichap’s Alabama broker of record, represented the buyer who is a repeat client, Henderson Realty Investors, a Kentucky limited liability partnership. The property was sold by WEScorp, LLC.
The 2,297-square-foot Starbucks property is located at 820 U.S. 31 in Hartselle. Built in 2025, the asset is situated on 1.1 acres adjacent to Tractor Supply Co. and Hartselle Fitness Center. A grocery store is under development across the street, which is expected to strengthen the surrounding area and benefit the Starbucks throughout its long-term lease.
