Marcus & Millichap Brokers $7.14M Sale of Walmart Shadow Center in Anderson, South Carolina

ANDERSON, S.C., Oct. 1, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of 629 Highway 28 Bypass, a retail center in Anderson, South Carolina. The asset sold for $7.14 million.
“This Walmart-shadow-anchored center in a growing Greenville suburb drew strong buyer interest from day one,” said Eric Abbott, senior director investments in Marcus & Millichap’s Atlanta office. “We were under LOI shortly after it hit the market and closed at the list price.”
Zachary Taylor and Eric Abbott of Marcus & Millichap, in association with Ben Yelm, the firm's broker of record in South Carolina, exclusively marketed the property on behalf of the seller.
The building totals 40,000 square feet on an 8.1-acre lot. The property was built in 1999 and has 13 units. It is occupied by a mix of retail and service-oriented businesses including Dollar Tree, Great Clips and Petsense.
The property is situated in a Walmart-anchored shopping center at a signalized intersection with direct frontage on Highway 28 Bypass, the primary commercial artery serving Anderson County and connecting to the Interstate 85 corridor. Anderson is outside of Clemson and a part of the Greenville metropolitan area.
