Marcus & Millichap Arranges Sale of 614 -Unit Self-Storage Facility in East Texas

MINEOLA, Texas, Sept. 22, 2026 — Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Castlerock Storage, a self-storage facility totaling 614 units in Mineola, Texas.
This transaction is a great example of the full cycle of a successful self-storage investment,” said Danny Cunningham, senior managing director investments. “We originally sold the property to our client in 2018, and over the past eight years he significantly increased the value through improved operations. With much of that value realized, he decided it was the right time to sell and redeploy the proceeds into another opportunity. Cunningham and Brandon Karr, investment specialists in Marcus & Millichap’s Fort Worth office, exclusively marketed the property on behalf of the seller, a California-based self-storage investor and long-time client of the firm. Cunningham and Karr also procured the buyer, a Carolinas-based self-storage investment group utilizing a distinctive acquisition strategy centered around the installation of solar panels and the associated tax credits. The buyer has been particularly active in secondary and tertiary markets across Texas and the Southwest and has now completed multiple acquisitions through Cunningham and Karr.
Castlerock Storage totals 96,900 rentable square feet across 614 units. Castlerock Storage – Mineola, located at 1113 County Road 2220, comprises 96,900 rentable square feet and was built in 1998 and expanded in 2021. The facility includes climate-controlled and drive-up storage units, office and warehouse suites, and uncovered parking.
