WOODLAND HILLS, Calif., Sept. 15, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the $7.7 million sale of 21825 Erwin St., a corporate-guaranteed, net-leased Staples property located in Warner Center.

Michaels, based in Marcus & Millichap’s Encino office, had the exclusive listing to market the property on behalf of the seller, a limited liability company, and procured the buyer.

The property is positioned between Westfield Topanga and The Village and directly across from the planned Rams Village at Warner Center redevelopment. The site is zoned for high-density mixed-use development under the Warner Center 2035 Specific Plan, providing the buyer with current cash flow and long-term flexibility after the existing lease.
