Marcus & Millichap Brokers Fully Approved Development Site in Plainfield, New Jersey

PLAINFIELD, N.J., Sept. 14, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced the sale of 314 E. 4th St., a development site in Plainfield, New Jersey. The sale was structured contingent upon municipal approvals, which were ultimately secured for a five-story, 68-unit multifamily building.

Jonathan Zamora, senior director investments in Marcus & Millichap’s New Jersey office exclusively marketed the property, leveraging the firm’s marketing process and relationships across the region's development community to generate strong interest from a wide pool of prospective developers. The process drove multiple competitive offers, with the property ultimately going to an established developer with a proven footprint in the market.

The project sits on roughly a half-acre site in downtown Plainfield and includes ground-floor commercial space along with 51 parking spaces. Planned resident amenities include a lounge, a fitness center, a second-floor business center, a third-floor courtyard, and a 2,800-square-foot rooftop area.

The development site is located near the Plainfield train station, placing it within commuting distance of both Newark and New York City.
