Marcus & Millichap Closes Travel Center Sale in Texas Hill Country

JUNCTION, Texas, July 28, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Gordo’s Travel Center, a 15,000-square-foot travel center located on 10 acres in Junction, Texas.

“This asset was built to outperform a typical travel center, with strong fuel, foodservice, and convenience revenue and no fuel contract tying the hands of the new owner,” said Ameer Adel, associate director of investments in Marcus & Millichap’s Fort Worth office. “Having the direct relationship with both the seller and the buyer made it possible to keep this deal moving efficiently to close. This closing meant a lot personally as I was onsite the day they broke ground. Seeing the empty lot grow into a fully operational travel center and through to sale made it especially rewarding.” Adel represented the sellers, Falgun Patel, and BJ Patel, and procured the buyer, Samit Soniminde. The site was developed by Falgun Patel, who oversaw its construction from the ground up. Jacob Luna, director of investments in Marcus & Millichap’s Fort Worth office, also worked on the transaction. “The deal reflects continued strong investor demand for well-located travel center assets along major interstate corridors, as institutional and private capital increasingly target the sector amid ongoing consolidation trends,” said Luna.

Junction is located at intersection of Interstate 10, U.S. Highway 83, and U.S. Highway 377, which provide access to San Antonio, Austin, and San Angelo. Gordo’s Travel Center is on N Main Street, just off Interstate 10, a major corridor utilized by commuters, tourists, and long-haul truckers that sees more than 15,500 vehicles per day. South Llano River State Park, a 2,600-acre nature preserve, draws nearly 65,000 visitors to Junction annually.

Built in 2025, the property features seven multi-product fuel pumps, six diesel lanes for semi-trailer trucks, and amenities such as showers, restrooms, and parking. The owner-operated food and beverage brands are Charleys Cheesesteaks, Sbarro, and a Starbucks with drive-thru service.
